    Brandywine Heights Area School District - Berks County, PA

    JOIN OUR TEAM! The Brandywine Heights Area School District is accepting applications for a Director of Buildings and Grounds. This Administrator oversees all aspects of the Buildings and Grounds Department, including the maintenance/repair and cleanliness of District buildings and grounds in compliance with state and federal regulations, guidelines and requirements. Supervise, coordinate and inspect the work of building maintenance, grounds crew and custodial staff. Manage special projects and renovation services, procure required resources and prepare Department budget. Shall provide hands-on assistance to maintenance, grounds crew and custodial staff. 

    MINIMUM QUALIFICATIONS 

    1. Bachelor's degree in facilities management preferred or an equivalent combination of training and experience.
    2. A minimum of five (5) years of successful supervisory experience in an organization or unit responsible for technical, multi-craft maintenance, or construction projects is preferred. 
    3. Demonstrated experience and competence in employee management, electrical systems, plumbing systems, HVAC systems, water treatment, roof maintenance, temperature controls, communication systems, security systems, building cleaning, scheduling, construction supervision, specification writing, blueprint reading and purchasing. 
    4. Demonstrated experience in computer applications Microsoft Office, CAD and HVAC systems control. 

    REPORTS TO: Business Manager/Superintendent

    SUPERVISES: Custodian Supervisor, Grounds Crew and Maintenance Staff. 

    ESSENTIAL FUNCTIONS 

    1. Possess personal characteristics, including but not limited to poise, perspective, and integrity.
    2. Assumes the responsibility for keeping buildings, equipment and grounds in good condition to provide for the maximum welfare and safety of students, staff and visitors in the buildings and on the grounds.
    3. Plans and schedules needed building repairs, equipment maintenance and approved capital projects with district personnel and contracted providers.
    4. Maintains a three to five year capital project plan with cost estimates, as requested by School Board and Supervisor(s)
    5. Ability to recognize, understand, interpret, and apply local, state, federal, and national codes and regulations including, but not limited to: Occupational Safety and Health Administration (OSHA), etc. 
    6. Ability to read and interpret blueprints, schematics, wiring and logic diagrams, and specifications.
    7. Ability to operate hand and power tools and equipment. 
    8. Knowledge of troubleshooting malfunction practices or procedures of equipment. 
    9. Knowledge of the operation and care of appropriate grounds equipment. 
    10. Knowledge of athletic field layout.
    11. Develops specifications for maintenance supplies, equipment and contracted services.
    12. Prepares maintenance supply, equipment and project budget; Issues requests for quotes to vendors and recommends awards.
    13. On major capital projects, works closely with contractors, architects and engineers in relation to operational system design recommendations.
    14. Ensures that compliance with applicable laws is maintained.
    15. Inspects buildings and grounds on a regular basis to determine that a high standard of workmanship, cleanliness, safety and security are maintained.
    16. Is responsible to keep operational all buildings including access controls, security systems, fire alarms, HVAC systems, electrical systems and plumbing systems.
    17. Supervises and inspects all work performed by outside contractors and verifies that the terms of contracts are fulfilled before authorizing payments.
    18. Maintain files on building plans and specifications, warranties, supply parts, service providers, security access and government approvals.
    19. On call for emergencies and for weekend activities and security as scheduled.
    20. Chairman of the District Safety Committee.
    21. Ability to teach, learn and apply operating, safety and work procedures. 
    22. Ability to recognize and report hazards and apply safe work methods.
    23. Ability to plan and organize Department work. 
    24. Possess physical and mental stamina commensurate with the responsibilities of the position.
    25. Assumes other responsibilities as assigned by the Business Manager or Superintendent.

    Terms of Employment
    Full time, 12-month position. Work schedule and other conditions of employment in accordance with Act 93 Administrative Agreement.

    Salary/Benefits:
    Salary according to the current Act 93 Agreement.
